Ally HomesCallGet my offer!Three steps, a written offer, and a Florida title company handling the closing. Here is what to expect from the first call to closing day.
No cost and no obligation. You'll finish a few details on the next page.
Need your hand held? Don't need help at all? Tell us what you need, and we're here to help YOU.
Fill out the form or call (727) 346-8266. We'll ask about the property, what is going on with it, and the timing you have in mind. You don't need to clean up, gather paperwork or know every detail. If something is unclear, we'll ask.
We review the condition, pull the county records, check for permits, liens and the flood designation, and look at recent comparable sales nearby. If it helps, we'll set up a time to walk through the house with you. Then we work out a realistic as-is price.
We send a written offer and explain how we got to the number. Take your time, ask questions, and have an attorney or agent review it if you like. If it works, we sign a purchase agreement and open escrow with a Florida title company. If it doesn't, no hard feelings.
Listing with an agent is a good fit for some houses. Here's the difference, so you can decide.
Everything starts with a written purchase agreement. It states the price, the closing date, any inspection period, who pays which closing costs, and whether the contract can be assigned. Read it before you sign, and have an attorney or agent review it if you like.
We close through a licensed Florida title company. The title company searches the property's records for mortgages, liens, unpaid taxes and other issues, and prepares the documents both sides sign. Its job is to make sure ownership transfers cleanly.
Once the agreement is signed, the buyer's escrow deposit is generally held by the title company or another escrow agent until closing. At closing, the title company collects the purchase funds, pays off the mortgage and any liens, and sends the seller the remaining proceeds.
Ally Homes LLC buys as a principal, and our purchase agreements may allow us to assign the contract to a partner buyer before closing. If that happens, the partner buyer steps into our position under the agreement you signed. Your price and terms stay the same, and the closing still runs through the title company. We tell you this up front because you should know who may end up on the other side of the closing.
You sign the closing documents, often at the title company or with a mobile notary, and the title company sends out the funds according to the closing statement. You'll see every number on that statement before you sign.
No. Ally Homes LLC is a private real estate investment company. We are not a licensed brokerage, we don't list houses, and we don't represent sellers. We make offers to buy as a principal.
No. An offer is just an offer. You can say no, ask questions, or take time to compare it with your other options.
We do. Ally Homes pays the closing costs, and you pay no commission. The only items on your side are the state documentary stamps on the deed and your prorated share of property taxes, plus anything owed on the house itself, such as a mortgage payoff or liens. All of it is written into the purchase agreement before you sign.
Yes, and we encourage it. You are welcome to have anyone you trust review the agreement before you sign.
It means a partner buyer takes our place under the agreement you signed, with the same price and terms, and closes through the title company. The agreement itself states whether it can be assigned.
